How our design-build process works
4. Final plans, engineering and permits
We draw up the final plans for permit submittal. An engineer reviews them for structural integrity, and then we submit them for your permit.
5. Contract and schedule
Once we agree on costs and sign the contract, we schedule the subcontractors and give you a schedule of the work.
6. The build
During construction we set up walk-throughs with you and keep you updated as the work goes. Wade supervises all of the work and makes sure the workmanship is right. At the end, we make sure the finished project meets or exceeds your expectations.
With design-build, one contractor takes your project from the first idea to the finished build. Wade meets with you at the start, works through the design with you, takes care of the plans and permits, and runs the construction. He has been building in and around Missoula since 1985.
1. Talk through your ideas
It starts with your ideas for the project. Wade meets with you to understand what you have in mind, gives you a rough idea of costs and timeframes, and explains how plan development and building will go.
2. Check what your property allows
Next we find out if the project is feasible. We do the due diligence to confirm the design works with city requirements, setbacks, utility requirements and anything else that applies to your property.
3. Work out the design and budget
We work through design changes with you, create conceptual drawings and adjust the plans as needed. This is also when we work out a rough budget.
-
Mother-in-law cottages, backyard apartments and garage conversions. Zoning rules for ADUs have changed, and we can help you work through the new regulations.
-
We plan, design and build custom homes and manage the whole process, from the first drawings to the final walk-through.
-
A new bedroom, a second floor or an attached living area, with the design and permitting handled along the way.
-
New layouts, walls taken out and new cabinetry. When a wall is coming out, we bring in a structural engineer and get the permits before demolition starts. See our kitchen remodels.
